March 1 deadline approaching to informally appeal new property value

Property owners in Wake County have until March 1 to informally appeal their newly updated assessed value. The Office of Tax Administration recently completed a revaluation of more than 425,000 properties to reflect fair market value as of Jan. 1, 2024.

“Every taxpayer has the right to appeal the assessed value of their property through two options – an informal review by Tax Administration staff or a formal review by the Board of Equalization and Review,” said Wake County Tax Administrator Marcus Kinrade. “There is no cost for either option.”

Informal Review
In this process, a taxpayer submits a request for an informal review and typically provides Tax Administration staff with clarification on property characteristics, a recent appraisal supporting an opinion of market value, recent comparable sales or any other documentation supporting the taxpayer’s opinion of value.

A tax office appraiser will review the request and may contact the person appealing if they have questions. Once the appraiser has reviewed the information, they will decide whether a change in assessed value is supported. In either case, the taxpayer will receive a letter with the outcome. The letter will include the new assessed value, if applicable. If the taxpayer agrees, no additional steps are needed. If the property owner wants to appeal further, they can submit a formal appeal to the ﷟Board of Equalization and Review.

The deadline to submit a request for an informal review is Friday, March 1, at 11:59 p.m.

Formal Review
Taxpayers may choose to formally appeal directly to the Board of Equalization and Review. In this process, the result is decided by the board at a hearing. The BOER considers both information submitted by the person appealing and the opinion of the County appraiser when making its decision.

BOER hearings are held at the Wake County Commons Building in Raleigh. Taxpayers are notified of the date and time of their hearing via a letter mailed to the mailing address on file with Tax Administration. Taxpayers are not required to make a personal appearance at the hearing.

The period to submit a request for a formal appeal runs from March 2 to May 15 at 11:59 p.m.

How to Submit a Request
Taxpayers can submit requests for both informal reviews and formal appeals using the following options:

  • Online via the Wake County Tax Portal;
  • Mail to Wake County Tax Administration
    Attention: 2024 Real Estate Revaluation
    P.O. Box 2331
    Raleigh, NC 27602; or
  • Deliver in person to the Wake County Office of Tax Administration, located in Suite 3800 of the Wake County Justice Center, 301 S. McDowell St., Raleigh.
