S-20-04 Banks Pointe, Phase II, Cluster [PIN: 0688.02-99-2254] A preliminary plan to subdivide a 165.47 acre tract of which 53.3 acres are to be developed at this time into a cluster development containing 56 lots and 10.73 acres of open space. The project is located on the end of Cotton Road. This is west of Fanny Brown Road between Banks Road and Ten-Ten Road. The tract is zoned R-30 and is in Fuquay-Varina’s Long-Range Urban Services Area. The applicant does not indicate the method of meeting the Neighborhood Recreation Area Requirement but staff understood that this would be met with a fee in lieu. (Submitted 4-27-04)
